|Any type of building, alteration to a building, demolition etc. requires a licence/permission from the council. Permission is granted in accordance with the valid law und present building or development plans (articles 242, 1 soil law). Should an application be denied a reason has to be provided. A building permission can and will only be granted, if the property in question is considered a building lot (solar). Be aware that the law as well as each individual application underlie strict requirements and these are carefully reviewed (like minimal size of building lot, type of construction permitted).
These points are often meticulously dictated - even into the smallest detail. Should the applicant, after having studied the rules & regulations, be convinced that his project can be executed the building application may be presented. The application must include a certification that the property in question has been authorised as urban territory and the construction/building plan, both of which have to be presented to the Chamber of Architects. The department will scrutinize the application and only after authorization of the architects can the application then be presented to the council (on the Balearic islands plans are also authorized by the respective Island Councils).
